Our business strategy incorporates our objective for growth, together with the environmental, social and governance priorities that are most important to the Group.

Sustainable growth

Objectives

Increase the number of new homes built and extend our geographical and customer reach.

Targets

To reach 3,000 homes per year over the medium term.

Progress

We increased our sales volume from the previous year despite challenging market conditions. We have been in discussions with a number of high-quality potential partners to extend our reach to a wider market. We signed four partnership agreements in the yearm with further deals in the pipeline.

UN SDG 11 – By increasing the number of new homes built we are able to provide access to safe, affordable homes for more people who need them.

UN SDG 8 – As our business grows, we will provide investment, job opportunities, training and skills to more people including apprentices.

Build quality

Objectives

Build high-quality, energy-efficient homes to the specification that our customers require.

Targets

To be a 5-star housebuilder in all of our regions.

Progress

Disappointingly, we lost our five-star status with a customer recommend score of 89.3 (2024: 95.3%), the equivalent of the Home Builders Federation four star rating

UN SDG 11 – Our mission is to build high quality homes that provide safe and affordable housing to the people who need them most.

Affordability

Objectives

Keep our homes affordable through buying land in the best locations, managing build costs, sourcing responsibly and building efficiently, utilising local suppliers and subcontractors where possible.

Targets

To ensure a couple on National Living Wage can afford a home on any one of our developments.

Progress

A couple working full time on the National Living Wage are able to buy a home on 100% of our active sales sites.

UN SDG 11 – The cost of buying a Gleeson home is less than renting for most buyers and can be as low as £59 per week. This supports target 1 of UN SDG 11 by providing access to affordable housing.

Climate Change

Objectives

Protect the environment and reduce carbon emissions for the homes that we build and sell.

Targets

To achieve Science Based Targets validation by June 2025 for near-term net-zero targets with a clear path to achieve these targets.

Progress

We have achieved Science Based Targets validation in the year.We obtained assurance over our greenhouse gas (GHG) baseline emissions across scopes 1, 2 and 3 and have completed detailed modelling to show the pathway to achieving our submitted targets.

UN SDG 13 – We set targets to reduce carbon emissions per home sold.
UN SDG 12 – We have committed to increasing the proportion of waste diverted from landfill. We have further initiatives to reduce our impact on the environment, including fuel and water usage, that are currently being developed.

People, wellbeing, health and safety

Objectives

Ensure everyone who is involved with, or affected by, our business remains free from harm and returns home safe every day. 

Attract, retain and develop employees who share our values, culture and objectives.

Targets

To maintain our health and safety accident rate (“AIIR”) at lower than the industry average.

To maintain our employee engagement score in the upper quartile of all surveyed companies.

Progress

Our AIIR for the year was 240 (2024: 166) and was above the three year industry average of 220. 

In our latest employee survey we had an engagement score of 84% (2024: 85%), which maintains our position in the top quartile of all companies surveyed.

UN SDG 8 – Our HomeSafe approach reflects our belief that everyone who is involved in, or affected by, our development work has the right to remain free from harm and return home safe every day.

UN SDG 5 – We are committed to ensuring that all of our employees are treated fairly and equitably.

Land - Gleeson Homes

Objectives

Sustainably grow our land pipeline, sourcing land in areas that are in need of regeneration where homes can be built for sale at low cost.

Targets

To acquire sufficient quality sites to support the growth plans of the business.

Progress

We obtained planning permission on seven sites and 
completed transactions on seven sites during the year. Our pipeline continues to grow with improved bid and win rates, and with 13 high-quality new sites added this year to support future profit delivery.

UN SDG 15 – Our developments are located in areas where there is a need for regeneration; typically brownfield sites that would otherwise remain derelict or unused. We invest in our sites, creating attractive and well-planned developments with green space and biodiversity.

Land - Gleeson Land

Objectives

Secure high-quality new sites that are well located and can deliver attractive planning consents for sustainable development.

Targets

To secure more new sites each financial year than sites sold.

Progress

We secured 13 sites in the year and sold five sites, with two further transactions relating to a land swap and the sale of an option agreement.

UN SDG 15 – Gleeson Land invests in its portfolio and works closely with landowners, land agents, local authorities and communities to secure residential planning consents that are sustainable and sensitive to local ecology.
